T5 has filed for permission to develop a 2.95 million sq ft data center campus outside Atlanta, Georgia.
A second company has also requested 1.5 million sq ft campus outside Atlanta in Lithia Springs, where a number of other data center operators have campuses.
T5 expanding ambitions in Atlanta
As reported by BisNow, T5 has filed a Developments of Regional Impact (DRI) application with the Georgia Department of Community Affairs for a project known as T5 – ATL IV Atlanta.
Set south of Weldon Road and east of Palmetto Tyrone Road in Coweta County to the southwest of Atlanta, the 200-acre site would see 2.95 million sq ft (264,065 sqm) of data centers developed across seven buildings until 2030.
The company aims to invest $1.5 billion in the project.
T5 has an existing Atlanta campus in Lithia Springs west of Atlanta, some 25 miles north of the new site. Located at 1456 Trae Lane, T5@Atlanta will offer 220MW across 80 acres at full build-out. The company has been developing the site since 2018.
According to T5’s website, Building 1 will offer 20MW across 162,500 sq ft when it launches this year. Building 2 will offer 28MW across 235,000 sq ft; Buildings 3 and 4 66MW across 476,000 sq ft each; and Building 4 40MW across 314,000 sq ft.
Rock House Road data center coming to Lithia Springs
Another DRI application recently with the Georgia Department of Community Affairs is requesting permission for a new data center east of Atlanta.
The project is known as the Rock House Road Data Center Site. The project, located at 1971 Rock House Road in Douglas County’s Lithia Springs would span 1.465 million sq ft (136,100 sqm) across four buildings and an on-site substation.
Developer Taylor & Mathis has filed the application; it’s not clear who the end user/customer is at this point.
According to the filing, project development would run until 2028.
1971 Rock House Road is currently greenfield land. There are a number of residential buildings nearby, but they are surrounded by a large number of industrial warehouses. Google and Switch facilities are less than two miles away; while a PwC data center owned by Legacy Investing is on Rock House Road.
Digital Realty, CoreSite, Switch, Google, Microsoft, Flexential, H5 and QTS all have or are developing data centers in the Atlanta area – largely around Lithia Springs or Douglasville. CyrusOne developed a campus there around 2017 but sold the site in 2021.
EdgeConneX is also seemingly interested in developing in Douglasville. Vantage is planning a three-building campus in Douglasville.
Edged Energy and DataBank recently broke ground on sites in Atlanta.
