Industrial real estate giant Prologis has filed to develop a data center in Ontario, Canada.

First reported by Mississauga.com, Prologis has filed two land-use change applications with the Mississauga city council to redevelop a 39-acre plot at 7564 Tenth Line West, on the west side of Tenth Line West and north of Argentia Road.

One request is to allow for the development of a two-story data center. The other would be to allow for two single-story distribution centers alongside the data center. The data center would total 20,340 sqm (220,015 sq ft).

Both were filed by Prologis Canada Holding 3 GP ULC. Both applications are due to be discussed at a city council meeting this week.

Mississauga is a city neighboring Toronto on Lake Ontario. Toronto is one of Canada’s major data center hubs, and several operators have facilities in Mississauga, including Csquare, Hut 8, Compass, and eStruxture.

The proposed project is on largely undeveloped land adjacent to an Ikea distribution facility. Portions of the site, however, are home to Hustler Farm, which features a designated farmhouse dating back to the 1820s and part of what is described in documents as the ‘last working farm in Mississauga.’

The Hustler family is proposing to sell surplus agricultural fields that are not needed to support ongoing livestock operations, according to the filing. The portion containing the farmhouse and outbuildings located on the north side of the creek will be retained by the family.

Logistics and industrial real estate giant Prologis began expanding further into the data center sector in recent years. Many of the company’s data center developments to date have been focused on building out existing landholdings, but the firm has been acquiring greenfield sites as well.

Prologis says it has some 5.2GW of power committed by utilities or in advanced stages of negotiations. The company is targeting up to 10GW of capacity over the next 10 years. The company has current and planned developments in Illinois, Virginia, Georgia, California, Indiana, Ohio, Pennsylvania, and Texas in the US, as well as Paris, France. Some of these projects are being developed in partnership with US data center firm Skybox.
