Prologis and Skybox Data Centers have filed new plans for two data center developments in Texas.
The developments in question are the "Skybox Hutto 1" data center, and the 30MW "Skybox Austin 2" site.
Plans for both data center developments were first filed in late 2023.
The original filing for the Hutto data center estimates a cost of $86m for "site improvements" and the construction of a new data center building with 235,730 sq ft (21,900 sqm) of floor space.
Since then, a new filing has been made regarding the same site on January 31, 2024. This new filing suggests that the cost of the project could reach $149m, and describes the scope of the work as including the "Interior Improvements to an existing, 235,730 sq ft (21,900 sqm) data center shell building. Scope will include finish walls/ceilings/floors for use as a data center building."
The address listed — 4200 County Road 132 — would place the project inside Skybox and Prologis’ PowerCampus, which is planned to have 600MW of IT capacity across 3.88m sq ft. The size of this building suggests it would be one of the 24MW data centers planned for the campus. Others are planned for 72MW which would be a three-story, 700,000 sq ft (65,000 sqm) building; and 48MW designs would offer 469,000 sq ft (43,570 sqm) across two stories.
Elsewhere, new filings have been made for the Pflugerville data center also near Austin, Texas.
In October 2023, the Austin 2 data center filings suggested the project would have an estimated cost of $63m and would consist of "site improvements & construction of a new core & shell building with a future use as a data center."
The filing adds that "the proposed project has a two-story office & a one-story data center shell scope." That facility would span around 148,500 sq ft (13,796 sqm).
Since then, a new filing was made in February 2024 named "Skybox Austin 2 Initial Improvements," described as including the interior improvement of an existing 146,270 sq ft (13,600 sqm) shell building, and the addition of "support infrastructure." The estimated cost of this project is $60m, and it is expected to be completed by July 2025.
DCD has contacted the companies to find out if this is just a refining of the same project.
In addition to the Austin developments, Skybox and Prologis are also working on a 100MW built-to-suit campus in the Plano area of Dallas, and two potential developments in Virginia.
