Real estate firm Prologis may be looking to build more data centers in Sterling, Virginia.

BizJournal reports the logistics real estate investment trust has filed two early-stage development applications with Loudoun County to rezone two parcels of land to potentially allow for data center development.

The applications propose to rezone land at the Concorde Distribution Center – at 113 and 22660 Executive Drive – and another at the nearby 45120 Global Plaza to allow any permitted uses there under a broad industry category including data centers.

BJ notes that the requested total allowable density across the Executive Drive lots’ combined 17.2 acres works out to about 750,000 square feet (69,680 sqm), while allowable density across the Global Plaza lot's 11.2 acres works out to about 294,000 sq ft (27,315 sqm). The land between the properties is currently undeveloped.

Prologis is currently developing a data center nearby in partnership with Skybox. The companies are developing a 30MW, 210,500 sq ft facility on 10 acres at 22675 Dulles Summit Court, some 500 ft away as the crow flies but a 1-mile drive.

A Prologis spokesperson told BJ that additional information isn’t yet available to share.

The company’s “primary focus remains on industrial real estate,” though when it undertakes "non-industrial activities (e.g., data centers, life sciences), it is generally driven by a customer relationship or community need where a non-industrial use may be the higher or better use for that property at that time," the spokesperson said.

Prologis has owned the Concord site – currently consisting of four single-story flex buildings, about 117,000 sq ft in all – since 1998.

If the development is for data centers, it's unclear if Skybox would be involved at this stage.

Skybox has partnered with Prologis for a number of data center developments across the US. In Texas, the companies are also developing data centers in Pflugerville in Austin, as well as a 100MW build-to-suit campus in the Plano area of Dallas. The companies also partnered for facilities in Chicago and a 220-acre, 600MW campus in Hutto outside Austin, Texas.

Prologis is one of a number of logistics & warehouse industrial real estate firms looking to move into or expand their existing presence in the data center space. The likes of Segro, GLP, ESR, P3, and others are also looking to develop facilities in the US, Europe, and Asia Pacific.
