Prime Data Centers is planning two new campuses in the Dallas Fort Worth area of Texas.
The company is planning one three-building campus to the west of Fort Worth, and another three-building site in the Garland area of Dallas.
NTT and Compass has also recently filed to expand their existing Dallas campuses, in Garland and Red Oak respectively.
Prime files for Fort Worth campus
The Fort Worth Star-Telegram reports Prime is planning a campus along Aledo Rd & Chapin School Road in Fort Worth.
According to a filing with the Texas Department of Licensing and Regulation (TLDR), the company is planning to invest $545 million on the first of three buildings in the Tarrant County project.
The first project – known as DFW04-01.01 – the company will develop a two-story. 267,000 sq ft (24,805 sqm) data center building offering 48MW. Construction is set to run from September 2024 to January 2026.
Two more buildings, DFW04-02.01 and DFW04-03.01, will offer the same capacity, according to further filings.
The property owner is listed as Benbrook Property, LLC, which shares a Texas address with Prime.
Prime files for Garland campus
Prime is also planning a three-building campus in the Garland area of Dallas.
As reported by BizJournal and others via TDLR filings, DFW02-01, 02, and 03 would see three data centers developed at 4221 N Garland Avenue in Dallas County.
All three are set to span 267,000 sq ft. The company aims to invest more than $450 million per building. Construction on each is set to start later this year for 2026 and 2027 completion dates.
The site owner is listed at 2000 Holford Property LLC, which shares a Texas address with Prime.
Prime's current portfolio is centered around California, with campuses also in development in Chicago, Illinois, and Phoenix, Arizona.
Prime Data Centers recently filed for a three-story data center along Round Table Drive in Dallas. That project, next to a former Carrier-1/Evocative data center taken over by Prime, has an estimated budget of $22m.
The company is also planning a campus outside Austin.
The Round Table Drive facilities are the only two Texas data centers currently listed on Prime’s website.
Prime declined to comment to DCD.
NTT files for fourth Garland data center
NTT is also expanding in Garland, adding another building to its existing campus.
The company recently filed for TX4 at 2008 Lookout Drive; the project will consist of a new 235,910 sq ft (21,915 sqm) data center.
The $42 million project is set to run from September 2024 to April 2026.
The former RagingWire site launched in 2017 with one 230,000 sq ft (21,370 sqm) building. The 42-acre campus in Garland reportedly has space for up to five buildings, offering 1.5 million sq ft (139,350 sqm) of space, and a total of 80MW.
NTT filed to develop a 229,500 square foot (21,300 sqm) data center, known as TX2 at 2008 Lookout Drive adjacent to its existing facility, in October 2022.
Construction on TX2 was slated to begin in November 2022 and end in January 2024. The company filed to complete TX2 fit-out – as well as to build and fit-out TX3 – last year.
Compass files for two more buildings in Red Oak
The company recently filed TDLR applications for DFW III-II Building 3 and DFW III-II Building 4 at its Red Oak Campus.
Building 3, a 251,815 sq ft (23,395 sqm) data center at 501 Austin Boulevard, is set for completion in June 2025 via a $100 million investment. Building 4, at 541 Austin Boulevard, is set to launch around the same time with the same specifications.
Compass currently operates two sites in Texas - one in Allen in the Plano area of North Dallas, and another in Red Oak on Houston School Road.
The company acquired some 225 acres of land in Red Oak in 2020 to build out up to 350MW of data centers. That campus, located at 300 Houston School Road has one 1 million sq ft (92,903 sqm) building completed with another 250,000 sq ft (23,225 sqm) facility in development that was due for completion by the end of last year.
Last year saw Compass file with the Texas Department of Licensing and Regulation for a new 250,000 sq ft data center at 481 Austin Blvd in Red Oak, close to its existing campus. The $100 million project is known as Roadrunner Building 2.
The company acquired 375 acres of undeveloped land adjacent to its existing campus last year. The company reportedly aims to develop more than a dozen buildings on the site.
