JLand Group, a real estate group owned by Malaysia’s state of Johor, is looking to develop a data center in a tech park near Johor Bahru, Johor’s main data center hub.

SIPP Power, a subsidiary of utility company YTL Power, announced yesterday that it would acquire 145 acres in Sedenak Tech Park West (STeP West), which is owned by JLand Group through its subsidiary JLG Technopark.

SIPP Power will also have an option to acquire an additional 400 acres for further expansion.

This will be used to build a data center.

YTL’s announcement states that the STeP West campus “will complement the YTL Green Data Center Park in Kulai, with a planned capacity of up to 1.2GW.”

It is unclear whether the 1.2GW of capacity will be provided solely by the STeP West campus, or whether the figure represents the total capacity of the STeP West campus and the YTL Green Data Center Park.

The YTL Green Data Center Park is a separate project which is set to provide up to 600MW of capacity, of which 72MW is currently available at YTL Johor Data Center 1. If the 1.2GW figure refers to both projects, this would mean that the Sedenak campus would offer 600MW of capacity.

STeP is a 1,376-acre industrial park about 55km (34 miles) northwest of Johor Bahru, split into two parts, west and east, the latter of which has been sold out, according to the tech park’s website.

The website also says that there are 22 plots for data centers, with plot sizes ranging from five to 54 acres. This means that the YTL data center will be built across various plots.

JLand Group has been steadily selling land parcels to various data center operators, including PDG, Yondr Group, Digital Decarbonization Solutions Platform, Bridge DC, and more.

The company is owned by Johor Corporation, a state-owned development institution.

YTL Power International is a subsidiary of YTL Corporation, a Malaysian infrastructure conglomerate that ranks among the largest companies on the Kuala Lumpur stock exchange.

YTL’s data center subsidiary lists four other data center projects on its website. These are YTL Johor Data Center 2,3, and 6 in Johor, as well as YTL Sentul Data Center 1, located in the capital, Kuala Lumpur.
