Data center park developer Tract is seeking to establish another campus outside Richmond, Virginia.

First reported by Richmond Bizsense, Tract is planning a new 430-acre, 900MW data park in Hanover County.

Tract, alongside affiliates of local real estate firm Marchetti Properties as well as Square Holding LLC, Tyson Farms Inc. (formerly Holly Farm Foods), and GM Tribble Jnr and Brenda R. Tribble, filed to rezone the land from A1-agriculture to M-1 light industrial in September.

According to a dedicated project website from the company, the Mountain Road Technology Park is a proposed master-planned data center campus located along Route 33/Mountain Road in Hanover County.

The company noted the plan is consistent with the county’s recently adopted Route 33 Gateway Small Area Plan, an economic development plan for some 900 acres in Hanover.

Colorado-based Tract was founded by former Cologix CEO Grant van Rooyen and describes itself as a company that acquires and develops ‘master-planned’ data center parks. The company aims to get sites zoned, powered, and shovel-ready for other companies to develop data centers on.

After launching in Nevada in 2023, Tract has plans for large-scale campuses across Texas, Virginia (x2), Arizona, Minnesota (x3), Iowa, and Utah. On its website, the company also lists planned developments in Illinois and has been pursuing a project in North Carolina.

Tract has confirmed plans to develop a large-scale campus in another part of Hanover County. At full build, Tract’s Hanover Technology Park will support up to 2.4GW of capacity across 1,200 acres. News of the project first surfaced in late 2023; planning documents suggest up to 46 buildings may be developed on the site.

The company has been trying to get permission to develop a second park outside Richmond in Chesterfield County. Plans for the 740-acre site, which could host up to 11 data centers totaling around 2 million square feet (185,805 sqm), have been met with resistance from local officials.

Tract’s parent, Tract Capital, recently launched a dedicated data center developer, known as Fleet DC, that will develop on land owned by Tract as well as other sites.

Closed in 2023, the 280,000 sq ft former Tyson Foods chicken processing plant at 13264 Mountain Road in Hanover County sold for $5 million earlier this year.

Real estate firms HHHunt and WestDulles Properties are planning their own respective data center campuses in Hanover County.
