A data center project has been proposed for Cannon Falls, Minnesota.

Tract, a Denver-based company led by former Cologix CEO Grant van Rooyen wants to build on the site.

The company develops land for data centers - providing all the required infrastructure and permits that allow wholesalers and hyperscalers to build their own data centers on shovel-ready land. It has not yet been stated if there is an end-user in mind to construct a data center on the site.

The land in Cannon Falls that has been selected for the project spans 240 acres between Highway 52 and Rochester Boulevard. It was annexed in August 2025, reports Post Bulletin, and the Cannon Falls planning commission is set to discuss approving the land for data center use today, September 8.

Cannon Falls has already completed an "alternative urban areawide review," meaning the initial environmental review has been completed. The next steps will be rezoning the land from urban reserve to industrial. Then, the project will need a conditional use permit, preliminary plan, and planned unit development.

Tract is working with power provider Dakota Electric Association on the project, with part of the land located in Dakota County. According Post Bulletin, Tract will pay for and develop a substation at the site.

"These infrastructure improvements are designed to ensure stable, uninterrupted service for both new tenants and existing residents," said the city's website outlining the project.

The build-out of the project is expected to take up to 10 years and bring around 1,000 construction jobs to the area.

According to Jon Radermacher, Cannon Falls' city administrator, once the technology park and data center are operating, around 275 long-term jobs will be created that "average in the six figures" salary mark.

Tract is currently developing land in 10 active projects across the US, located in Nevada, Utah, Arizona, Texas, and Virginia. The company is also looking at North Carolina, Illinois, Iowa, and Minnesota.

In Minnesota, Tract is also looking at Rosemount in Dakota County, and Farmington near Minneapolis.

Cannon Falls is located to the southeast of Minneapolis, where most of Minnesota's data centers are focused. Meta is developing in the state, and Amazon Web Services previously planned a data center in Minnesota but withdrew plans earlier this year.
