Plans have been filed for a new data center campus outside Richmond, Virginia.

As reported by Richmond BizSense, real estate firm HHHunt has submitted plans to Hanover County for a development next to the Hunting Hawk Golf Club outside Wyndham.

The company has filed for a 400-acre, 10-building campus known as the Hunting Hawk Technology Park. Plans for the 3.9 million sq ft (362,320 sqm) campus were reportedly filed last month to rezone the land from agricultural to limited industrial use.

Further details weren’t shared, but the campus will utilize an existing transmission line that runs through part of the property.

A Cushman & Wakefield|Thalhimer flyer for the site says the campus could support up to 900MW.

The site was previously earmarked for residential use for people aged 55 and older. However, HHHunt lost a court battle with Henrico County in 2019 over a disputed connector road to Wyndham that the company said was vital for a residential development it had planned for the property.

Jonathan Ridout, general manager and vice president of real estate development for HHHunt Communities, told BizSense the company has since determined that the highest and best alternate use for the site is the proposed data center campus.

“We’ve done a lot of studies trying to figure out what is the highest and best use since we’re not able to do residential there, and the technology park just makes sense from our perspective,” he said. “You’ve seen a lot of uptick in need for technology parks, and this area is well-located with the power that’s there.”

HHHunt is also applying for a special exception to the industrial zoning to allow the building heights, a conditional-use permit to allow the accessory uses, and an amendment to the county’s comprehensive plan to change the site’s land use designation from suburban neighborhood residential to employment center.

An end-user for the site has not been secured.
