US data center firm has filed plans to develop a previously announced data center campus outside Atlanta, Georgia.

The company recently filed a Developments of Regional Impact (DRI) application with the Georgia Department of Community Affairs for a project known as T5 ATL IV.

The campus, in Fairburn, Fulton County, will consist of three data center buildings totaling up to 1.32 million square feet along Gullatt Road. The first phase of development is set to start in Q2 2027.

T5 announced plans for a campus in Fulton County known as ATL IV last year, with that campus likely the one being filed for now. At the time, the company said the 91-acre site in Palmetto is already zoned for data center use and reportedly scalable to support up to 300MW of power capacity. An on-site electrical substation will provide utility power, which is expected to be operational in 2026.

T5 originally filed plans for a data center campus in Fairburn in June 2024, looking to build two two-story buildings totaling 495,000 sq ft (45,990 sqm). That application, however, was later withdrawn.

Confusingly, T5 also previously filed a different application for an ATL IV Atlanta campus, this one located in Coweta County. That 200-acre site, located south of Weldon Road and east of Palmetto Tyrone Road, would see 2.95 million sq ft (264,065 sqm) of data centers developed across seven buildings until 2030.

Founded in 2008, T5 develops build-to-suit data centers across the US. It has a presence across Chicago, Illinois; Atlanta, Georgia; Los Angeles, California; Hillsboro, Oregon; Dallas, Texas; Charlotte, North Carolina; and beyond.

T5 currently operates the T5@Atlanta site at 1456 Trae Lane outside Atlanta in Lithia Springs.

The company recently announced plans to develop multiple gigawatt-scale campuses, starting with a site outside Chicago, Illinois. The site in Grayslake is set to support 20 60MW buildings, with the first phase due live in 2027.
