US data center firm Cologix has acquired land in Virginia for a new development.
The company this week announced the acquisition of 38 acres of land in Ashburn, Loudoun County.
Located on Beaumeade Circle in the area’s ‘Data Center Alley', Cologix aims to develop a new “state-of-the art interconnection hub.”
Full details weren’t shared, but preliminary planning is anticipated to begin around 2030, with 85MW of initial power capacity and expansion capability of more than 300MW over time.
Update: BizJournal reports that Cologix acquired 44590, 44600, 44601, 44611 and 44621 Guilford Drive for a total of $316.99 million. The properties, previously owned by Merritt Properties, are collectively known as the Beaumeade Corporate Park. In a seperate deal the copmany acquired 44620 Guilford Drive, known as Beaumeade Corporate Park’s Building 7, for roughly $58 million.
The two deals equate to more than $9 million an acre.

Stonepeak-owned Cologix has a portfolio of more than 40 'hyperscale Edge' data centers and interconnection hubs across 12 North American Markets.
The company currently operates one facility in Virginia. ASH1, located at 21745 Beaumeade Circle in Ashburn, offers 120MW across 455,000 sq ft. Work on the three-story data center started in 2020, having bought the former church site in 2018. It was completed in 2023.
