US data center firm QTS has filed to expand its data center campus outside Richmond, Virginia.

The Blackstone-owned company has registered with the US Army Corps of Engineers’ Norfolk District to develop RIC 5 south of its existing campus in Henrico County.

The project is located within the existing White Oak Technology Park on 11 acres of land southwest of the intersection of Williamsburg Road (Route 60) and Technology Boulevard, at 5140 Technology Boulevard/3250 E Williamsburg Rd in Sandston.

QTS has filed to build Building 5 (DC-5). It is one of three buildings the company is planning on the site.

On its website, QTS said Richmond 5 is “part of QTS’s long-term investment in Henrico County—designed to support global digital infrastructure while being developed responsibly, transparently and in partnership with the local community.”

The project will impact approximately 4.29 acres of palustrine forested wetlands.

QTS currently operates five data center campuses across Virginia: one each in Richmond and Manassas, and three in the Ashburn area.

The company’s Richmond facility, within the White Oak Technology Park at 6000 Technology Blvd, was previously a Qimonda semiconductor fabrication facility. QTS acquired the site in 2010 for $12m through a bankruptcy-court auction and subsequently converted it to a data center.

That facility currently spans 1.3 million sq ft (120,800 sqm) and offers 110MW of capacity across three buildings. The company notes that it owns 200 acres of adjacent land and has around one million sq ft (92,900 sqm) of further expansion capacity. QTS filed to expand the site in 2022 and saw the company officially announce plans to add up to 240MW of capacity after acquiring another 200 acres at the site. On its website, Richmond 1 is listed as offering 240MW on a 100-acre site.

2024 also saw the firm acquire large parcels of land in the area, as well as a nearby distribution center previously owned by a flooring company. Local press reports the company is aiming to develop as many as 17 new buildings in the area.

According to government permitting docs, QTS currently has 13 data centers that are either in operation, construction, or development in the area.

Richmond 2, 3, and 5 are all listed as “in-development” on QTS’ website.
