An occupied data center is up for sale in Cheyenne, Wyoming.

Via Crexi, Coldwell Banker The Property Exchange is listing 304 Progress Circle as up for sale. The property is available for $1.4 million.

Built in 2003, the single-story building totals 8,580 sq ft (800 sqm) and offers 1.2MW of capacity.

The property is leased to Lunavi, a data center and hosting firm (formerly Green House Data).

The site is 100 percent leased on an NNN basis until August 2031. Annual rent totals $108,000. The company has been at the site for 18 years and recently signed a fresh five-year lease extension with two five-year extension options.

Founded in 2007, Green House Data rebranded to Lunavi in 2020 amid a shift to focus on services. Today, Lunavi operates four data center sites across the US: Atlanta, Georgia; Denver, Colorado; Bellingham, Washington; and the site in Cheyenne.

As well as 304 Progress Circle, Lunavi occupies the larger 340 Progress Circle building next door. The 42,000 sq ft (3,900 sqm), 5MW facility was built around 2014 and is owned by 1547 CSR.
