Logistics firm Goodman has acquired a site in San Jose, California, that is being rezoned for data center use.

Citing Santa Clara County property records, BizJournal reports an affiliate of Goodman Group bought 350 and 370 W. Trimble Road from an affiliate of LBA Realty for $200 million.

The 46.8-acre site is currently occupied by lighting manufacturer Lumileds. The purchase includes vacant land next to the manufacturing campus.

Earlier this year, Bay Area property developer LBA Realty filed to build a pair of data centers on adjoining plots of land at 350 West Trimble Road. The first data center would be 206,300 sq ft (19,165 sqm) on an 18.1-acre plot, which will also accommodate offices and an electrical substation. The second 10.3-acre plot will house a data center and office block spanning 208,000 sq ft (18,654 sqm).

The land has previously been earmarked for redevelopment into homes, shops, and offices, and later manufacturing.

The companies are yet to comment on the purchase or data center development plans.

In 2021, LBA sold 21 acres of land adjacent to its current sites to Microsoft, which paid $78 million for the plot. At the time, DCD reported that Microsoft was planning to develop a data center there, but this has yet to materialize.

Traditionally focused on logistics and industrial real estate, Goodman has been moving into the data center space in recent years. The company claims to have a global power bank of 5GW across 13 cities, of which 2.7GW is secured and 2.3GW is in the “advanced stages” of procurement. It has data center projects in operation or development across Hong Kong, Australia, Germany, the US, France, and Japan.

The company recently topped out a data center in Los Angeles, California. The 32MW facility is set to be handed over next year.
