US data center operator Digital Realty has acquired land in Los Angeles, California, for a new facility, while offloading several older properties.
As part of its Q3 2025 earnings results this month, Digital noted it had sold data centers in Atlanta ($65.5m), Boston, and Miami ($8m), totaling $90 million across the deals. It also sold a data center in the Dallas area of Texas for approximately $33m.
The quarter saw the company acquire a 5-acre property in the Vernon area of Los Angeles, California, for approximately $49m, which is expected to support 32MW of IT capacity.
The company also acquired two land parcels near its Franklin Park campus in Chicago for approximately $18m that, together with previously acquired land parcels, are expected to support over 40MW of IT capacity.
Digital buys site in LA
The company didn’t provide details of the land buy in its earnings results, but the LA Times and Bisnow report Digital Realty acquired a 5.4-acre site at 4400 Pacific Blvd in Vernon.
The site currently houses a 253,200 sq ft (23,523 sqm) industrial building originally constructed in 1925. The seller was Pacific Santa Fe Industrial, an LLC linked to 4D Development and Investments founder David Pourbaba.
Frank Schulz from local real estate broker the Klabin Company, which represented Digital in the deal, said: “This acquisition underscores both their commitment to the Southern California market and the rise of Vernon as a pivotal hub for digital infrastructure. With demand for AI, cloud computing, and other high-density technologies accelerating at record speed, Vernon’s unique advantages – including its independent power supply and proximity to downtown Los Angeles – make it a prime location for new development.”
Timelines for development weren’t shared.
Digital sells sells sells
In August, the company sold 2300 NW 89th Place in Miami for $8m. Details on the buyer haven’t been shared.
The building was constructed in 1984 and converted into a data center in 2001. Digital Realty acquired the site from Peer 1 in 2006 in a 10-year sale-leaseback deal. The facility is leased to DigitalBridge-owned managed services firm Aptum Technologies (the successor to Peer 1). The facility was put up for sale by Digital last year.
In September, the company sold 55 Middlesex Turnpike in Massachusetts for $16m, The 106,000 sq ft (9,847 sqm) property was acquired by local real estate investor Camber Development.
Digital operated the single-story 55 Middlesex site as its BOS13 facility, offering 5MW across 49,000 sq ft (4,552) of technical space. The company had acquired the data center in 2010 as part of a three-building portfolio for a total of $375 million.
In July, Digital sold the 5MW 760 Doug Davis Drive facility in Atlanta to Menlo Equities, as previously reported by DCD.
Details on the data center sold in Dallas weren't shared.
