CyrusOne has acquired a data center it was leasing from PowerHouse Data Centers in Virginia.
BizJournal reports CyrusOne has acquired PowerHouse ABX-1, located at 21529 Beaumeade Circle in Ashburn, Loudoun County, for $154.1 million.

Upon asking for request, PowerHouse's representatives shared this quote from Doug Fleit, CEO & Co-founder of AREP & PowerHouse, confirming the news: “This sale is an incredible milestone for PowerHouse and our joint venture with Harrison Street. With several projects underway across the country and a growing pipeline of developments, we remain laser-focused on serving the growing demands of hyperscale providers and creating long-term value for our communities and the broader industry.”
American Real Estate Partners (AREP) launched PowerHouse in partnership with Harrison Street in 2022 – though AREP is PowerHouse’s sole owner. ABX-1 was the company’s maiden project.
Sat on 10 acres at 21529 Beaumeade Circle, ABX-1 comprises a single two-story 265,000 sq ft (25,000 sqm) building. At full build-out, the facility will offer 54MW across six data halls – and is reportedly expandable up to 80MW.
CyrusOne signed a 30-year lease for the site in May 2023. The buyer was C1 Beaumeade LLC, which shares Dallas-based CyrusOne’s office address.
Harrison Street and AREP acquired the site for $21.5 million in January 2021. The land, formerly home to a retail strip mall-type facility, was previously owned by Chirisa Investments, which bought the site in 2018 and had planned to build a 280,000 sq ft (26,000 sqm), 30MW data center.
CyrusOne’s current Virginia portfolio spans more than 2.5 million sq ft (232,250 sqm) across at least five buildings, largely around the Sterling and Ashburn areas – as well as a campus in Fauquier County.
PowerHouse is developing several other data centers around Loudoun County, as well as in other parts of Virginia including Spotsylvania and Chesterfield Counties.
