US data center firm CorScale looks set to finally move forward with its first project in the UK.

The company this week announced it has appointed McLaren Construction and Phoenix ME to start predevelopment works for a data center development in Iver, Buckinghamshire.

The 14-acre site, along Court Lane, could total 140MW across two multi-story buildings. The project has been planned since at least 2022.

Predevelopment works, including site clearance and enabling works, will commence on site at the start of July 2026. Works could be completed by Q4 2029.

Julian Michalski, head of development for Corscale Europe, said: “This is by design an exceptional collaboration of a tier one team. It brings a combination of expertise and experience – each with a strong track record in complex, mission-critical environments – to deliver superior quality, program certainty and technical assurance at every stage, ensuring we meet program deadlines and our practical completion date in late 2029.”

David McDonnell, managing director for data centers at McLaren Construction, added: “As data centers become larger, more powerful and more complex, we become all the more reliant on the latest construction technology to achieve the project management and precision that this design requires. The existing 14-acre site is currently used as an industrial estate accommodating a mix of heavy industrial use, garages, metal recycling, waste transfer stations, concrete and aggregate mixing and storage, large vehicle storage and tyre distribution.

The site also includes a Grade II listed building (Iver Court Farmhouse) which is currently used as a multi-tenant office building. CorScale said the site's new design, by Gensler, “achieves aesthetically sympathetic architecture and cladding” to blend in with the farmhouse.

Nestled between existing data center hotspots Slough and Hayes, Iver isn’t traditionally a major development area for data centers. However, Segro, CyrusOne, and Amazon are looking to develop data centers in the area. CorScale’s site is located in the south of Iver, close to Segro and Amazon’s sites, while CyrusOne’s is located further north.

Founded by real estate firm Patrinely Group and backed by USAA Real Estate, CorScale has one multi-building campus in development in Prince William County, Virginia. The company has plans for a second Virginia site in Loudoun County.
