CoreSite has acquired a trio of office properties in Santa Clara, California, that have approval to be developed into a new data center.
As reported by Mercury News and others, citing Santa Clara County property records, the data center firm acquired three properties through an affiliate from GI Partners for $100 million.
CoreSite has bought 2805 and 2855 Bowers Avenue and 2710 Walsh Avenue. Set on around 11 acres, the three properties are collectively known as the Walsh Bowers Technology Center.
According to county property records, GI Partners previously paid $79 million in cash in 2021 for the properties via its then-new Essential Tech + Science Fund.
The companies are yet to comment on the deal.
2805 Bowers Avenue currently features a 55,000-square-foot (5,110 sqm), two-story office building that was built in 1975. According to an old Cushman & Wakefield sales brochure, the site currently features a small data center. An existing Silicon Valley Power substation is located nearby.
GI was granted planning permission to develop a new four-story, 72MW data center at 2805 Bowers in 2024. Set on five acres and to be known as the Bowers Data Center and Bowers Backup Generating Facility, the data center would span 244,070 sq ft (22,675 sqm). A new substation will also be built. The site could come online as soon as 2028, though it is more likely to be sometime in 2029 or 2030.
It’s unclear if GI has been seeking to redevelop the other two properties, or if CoreSite would look to redevelop them.
GI, which founded and then divested Digital Realty, owns stakes in a number of data centers and owns US operator LightEdge.
American Tower-owned CoreSite owns and operates 30 data centers, totaling approximately 4.5 million sq ft (418,063 sqm), across 11 US markets.
The company’s Silicon Valley portfolio – spanning Santa Clara, Milpitas, and San Jose – currently totals more than 1.4 million sq ft (130,065 sqm) across nine data centers. It completed SV8 in mid-2020, while SV7 came online in 2016. SV9 came online last year.
