The project would see the demolition of all existing structures on site and development of a single two-story data center building, MV building, substation compound including two switchrooms and electrical infrastructure, and a generator yard with 27 back-up generators. The site will use direct evaporative cooling fed by outside air for most of the year, and adiabatic cooling with rainwater as the primary supply and mains water as a back-up during hotter days.

The Ridgeway Trading Estate currently includes 17 units totalling approximately 34,000 sqm (365,970 sq ft) of floorspace. The units are used for general industrial, storage, and distribution uses and leased to a number of companies covering vehicle repairs, office solutions, and logistics solutions.

In documents, Amazon said the development would form part of Amazon’s previously announced £8 billion ($10.47bn) investment in the UK in building, operating, and maintaining data centers from 2024-2028.

Amazon Data Services bought Ridgeway Distribution Centre from investment firm Abrdn for £132.5 million ($165.6m) in an off-market deal in 2022.

Iver is a few miles east of Slough, which is one of the major data center hubs in the greater London area and home to a number of large-scale developments. The likes of CyrusOne and Greystoke are also developing in Iver.

Amazon Web Services currently has one UK cloud region located in the Bristol area (though it is named as 'London') that launched in 2016.

The firm is linked to several other developments across the UK, including Houghton Regis, Bedfordshire; Hayes, Middlesex; Didcot, Oxfordshire; Swindon, Wiltshire; Bracknell, Berkshire;
