The two-story facility will reportedly have a gross floor area of 29,075 sqm (312,960 sq ft). Avaio acquired the site, within the Killala Business Park, in early 2022.

On its website, Avaio says it plans develop a 36MW build-to-suit campus on 66 acres – the first phase is reportedly due live in H2 2026.

Japanese chemical company Asahi manufactured acrylic fiber from acrylonitrile at its factory on the Killala site from the mid-1970s until its closure in 1997. The two plots of land Avaio is acquiring are to the south of the former Asahi site on undeveloped land.

AquaComms built a cable landing station in the park for its AEC-1 cable around 2016.

Founded in 2016, Avaio Capital is a US infrastructure investment firm focused on the digital, water, energy transition, and transportation sectors. The company launched Avaio Digital Partners in 2021 to focus on build-to-suit development and construction of sustainable hyperscale data centers in the Americas and Europe.

The company previously announced plans for a 50MW project outside Ottawa, Canada; and acquired a defunct golf course in Pittsburg, California, on which it plans to develop a technology park and data center.

According to Avaio’s website, the company has data center sites under development in Gatineau, Canada; Ruther Glen and Ladysmith in Virginia’s Caroline County; Appomattox, Virginia; Pittsburg, California; Algete, Spain; Jackson, Mississippi; Little Rock, Arkansas; and Dallas and Waco, Texas.

Previous reports from April suggested Avaio Digital was looking to offload three development sites in the US and one in Madrid, Spain, in a deal that could be worth up to $400 million.
