Data center park developer Tract is planning a new campus outside Minneapolis, Minnesota.
First reported by Finance & Commerce, Tract has filed with the City of Farmington for the Farmington Technology Park project.
MNLCO Farmington, LLC & MNLCO Farmington Two, LLC have filed to rezone the Fountain Valley Golf Course and a neighboring property - totaling 343 acres - to MUCI (Mixed-Use Commercial/Industrial) in order to develop the data center park.
Data centers are listed as having a permitted use in the MUCI zoning district.
City staff are recommending approval. Update: The Farmington Planning Commission unanimously approved the land rezoning and a preliminary plan this week.
Tract said the site, in Dakota County, could host up to 12 data center buildings and two administrative buildings over the site plots. The square footage of data centers could total just over 2.53 million sq ft (235,000 sqm).
Previously part of the Castle Rock Township, the parcels were recently annexed into the City.
The filings note the city is in the process of a mid-cycle comprehensive plan amendment. The project is contingent on the new plan being approved by the City the Metropolitan councils.
News that the golf course could be converted into a data center campus surfaced earlier this year - though Tract wasn't linked to the project at the time.
Founded by Cologix founder Grant van Rooyen, Tract develops master-planned data center parks on which other companies can develop facilities.
The company has large landholdings in Reno, Nevada; Richmond, Virginia; Phoenix, Arizona; and Eagle Mountain, Utah.
