A former data center and office space in New Jersey is set to become a warehouse and logistics facility.
First reported in RENJ, US real estate firm Stro Companies and Kushner Real Estate Group have begun construction on the site in Florham Park.
The 135,000 sq ft (12,500 sqm) building, located on 19 Vreeland Road, Morris County, was acquired by Stro in July 2021 for $7.3m.
Before that, Bank of New York Mellon used the building as a data center and office space.
Set in Florham Park across a 14.5-acre site, plans call for 36-foot ceiling heights and 26 loading docks, with completion expected in Q1 2025.
Cushman & Wakefield is the leasing team for the project and said it has already had interest from prospective tenants for the site which is roughly five miles from Interstate 280 and Interstate 287.
The area, which had long been home to office buildings, was rezoned for industrial use in late 2022.
Mayor Mark Taylor said: “We have buildings that are empty all the way down this road, and we decided to make a new zone to try and foster new ideas and new possibilities. I think this is the first of many.”
Stro Companies and Kushner Real Estate Group have partnered before on industrial projects in Woodland Park and Jacksonville, Florida.
Stro Companies owns a number of industrial buildings, warehouses, and manufacturing facilities around the Tri-state area.
