Stack Infrastructure has pledged to invest at least $73.5 billion in a data center campus at the Southern Virginia Megasite in Berry Hill, Pittsylvania County.

As reported by Virginia Business, the Danville-Pittsylvania Regional Industrial Facility Authority approved a local performance agreement with Stack for the project.

In addition to the minimum investment pledge, Stack will also create at least 2,050 jobs with an average annual wage of $80,500. Although the timeline for these commitments was not shared, Stack has previously said it would actually invest $100bn over a period of three decades.

Matt Rowe, Pittsylvania County‘s economic development director, said at the Monday meeting: "You anticipate a multiplier effect of seven times, which means for every job created onsite, you’re looking at an additional six jobs created within the surrounding community... These are not just a promise for jobs with nothing backing it up. There’s real significant money associated with the failure to meet jobs.”

In addition to Stack having to pay should it fail to meet obligations, the county can adjust its property tax rate, which is currently set at $1.62 per $100 of data center equipment.

“Stack Infrastructure is encouraged and excited by today’s development,” the company said in a statement Wednesday afternoon. “Unanimous approval of the local performance agreement marks a major milestone in the longstanding effort to bring new, community-first economic growth to the Danville-Pittsylvania area.”

Stack was first revealed to be interested in the site in Pittsylvania County in March 2026, when the Regional Industrial Facility Authority voted to approve the sale of land to Stack-affiliated SAC III Acquisition.

Under that agreement, Stack could acquire up to 2,990 acres at the Southern Virginia Megasite. The purchase price was $238,000 per acre, so the deal could total $737.8 million. The property may be purchased in phases, with the first phase including at least 1,000 acres in a deal that must be completed by June 2027: all phases must close by June 2031.

However, it is reported that the deal is contingent on sourcing 299MW of grid capacity by the end of 2028 from Appalachian Power.

Danville and Pittsylvania County are located on Virginia’s southern border with North Carolina, some 45 miles north of Greensboro.

The Southern Virginia Megasite at Berry Hill totals 3,528 acres, located along US Rt. 311. Lithium-ion battery separator firm Microporous is also developing in the park.

Stack currently lists six campuses in operation and/or development across Northern Virginia, totaling more than 700MW across around a dozen buildings. It announced plans for another 144MW campus in Loudoun County, Virginia, last year.

Stack is also currently developing a 500-acre, 1GW campus in Virginia's Stafford County. Last year also saw it file plans for a campus in Fredericksburg, Virginia. Overall, the company has some 4GW in operation or development globally, and another 6GW planned.
