A new data center campus could be coming to Georgia.

A Development of Regional Impact application has been filed with the Georgia Department of Community Affairs for a data center campus outside Augusta in McDuffie County.

Project Azalea could total six data center buildings on 200 acres of land at 2660-2358 Randall Hunt Road in Thomson. The project could be completed by 2029, according to the filing.

Though few details are available, the email address for the applicant is Project Turbo LLC, which is linked to another data center campus being proposed in Georgia.

That application is for 900,000 sq ft (83,613 sqm) of data center space across three buildings on a 145-acre site at 24000 O’Kelly Road in Gainesville, Hall County, some 55 miles northeast of downtown Atlanta. The first phase of development could be completed by 2027/2028.

Atlanta, traditionally a Tier 2 market, has quickly become a major hotspot for data center development. DRI applications for more than a dozen campuses, totaling tens of millions of square feet across dozens of buildings, have been filed over the last couple of years.

Coincidentally, Amazon has previously filed for a separate distribution warehouse project also known as Project Azalea, and also in Augusta, at 1475 Doug Barnard Parkway.
