Singaporean real estate firm Mapletree is reportedly looking to develop a data center in India.
The Financial Express reports Mapletree is looking to invest $500-700 million in its maiden data center project in Mumbai, which will have a capacity of around 400MW. Further details weren't shared.
The firm is said to also be exploring cities, including Hyderabad, Pune, and Bengaluru, among others, for further development.
Mapletree declined to comment to the publication.
Mapletree Industrial Trust (MIT) owns data centers across the US and in Singapore. Mapletree Investment announced plans for a data center in Hong Kong in 2021 that is due to launch this year. The firm acquired a facility in Osaka in 2023, marking its entry into Japan’s data center market, and acquired another facility in Tokyo last year.
Mapletree recently said it will continue to explore new opportunities to expand its data center footprint in ‘established core and rapidly emerging markets in Europe,’ including Frankfurt, Madrid, and Milan. In Asia Pacific, meanwhile, Mapletree said it would focus on “mature and high-potential markets such as Japan and Korea.”
Mapletree operates several IT office parks in India, including Chennai, Bengaluru, and Pune, and has an office development in Mumbai.
The company completed its inaugural logistics development in India, a 104,900 sqm (1.13 million sq ft) logistics development in Bengaluru, earlier this year. The firm also completed the acquisition of a 98,500 sqm (1.06m sq ft) land parcel in Tamil Nadu for warehouse developments totalling 68,700 sqm (739,480 sq ft).
Mapletree is also marketing a new $1.8 billion logistics development fund, Mapletree Emerging Growth Asia Logistics Development Fund (MEGA), focusing on industrial developments in Malaysia, India, and Vietnam.
Mapletree manages three Singapore-listed real estate investment trusts (REITs) and nine private equity real estate funds, with a portfolio of logistics, office, and data center assets in Asia Pacific, Europe, and the US totaling $62 billion.
Mapletree Investments is wholly owned by Temasek, Singapore’s sovereign wealth fund. Temasek also owns CapitaLand and STT GDC, which are both active in the Indian data center market.
