Avison Young, via LoopNet, is listing 10977 Guilford Road in Annapolis Junction as for sale. The listed price is $4,539,952.
Set on just under two acres and built in 2005, the facility spans 22,500 sq ft. Data hall size or capacity wasn’t shared.
The facility has a triple net (NNN) tenant – IT services provider Meadowgate Technologies – on a lease running to 2031. The site generates $342,766 in rent annually, with 2.5 percent yearly increases.
Meadowgate Technologies has occupied the facility since July 2021, and has reportedly invested “hundreds of thousands of dollars” in the data center infrastructure, according to the sales brochure.
Established in 2006, Meadowgate specializes in solutions consulting, systems integration, and procurement operations.
Annapolis Junction is located between Washington DC and Baltimore. The property was previously leased to construction firm GPI.
