An occupied colocation data center is up for sale in Louisville, Kentucky.
Via Crexi, Romans Properties LLC is offering 1208 Quality Choice Place (aka 1208 Oldham Street) for sale. The listing price is $2.985 million.
Built in 2000 and set on less than an acre, the single-story building totals 15,225 sq ft (1,414 sqm), with more than 7,500 sq ft (696 sqm) of data halls space. The site includes a 2.25MW Cummins generator, dual 250-ton York air-cooled chillers, and a multi-module UPS plant. Connectivity is provided by AT&T, Lumen, and Windstream.
Purpose-built as a telecommunications and data center facility, the building is fully occupied by Intelishift US, LLC. It is being offered with a triple net (NNN) lease in place, generating annual rents of $179,000.
“The tenant recently exercised the first of its remaining five-year renewal options, extending the lease through February 2031, with at least one additional five-year option preserved,” the listing says. “The property offers in-place standby generation, chilled-water cooling, and a multi-tier UPS plant, infrastructure that would be costly and time-consuming to replicate.”
The site was previously occupied by Hosting.com, a data center and hosting firm acquired that became Ntirety after merging with Hostway. Ntirety was acquired by Data Canopy in 2023. Founded in 2009, Data Canopy was itself acquired in 2023 by colo provider Intelishift, with the merged firm continuing to operate under the Data Canopy name.
Today, Data Canopy offers colocation, cloud, and disaster recovery services from owned and partner facilities across the US, Ireland, Hong Kong, Puerto Rico, and China. Third-party data center providers hosting Data Canopy include CyrusOne, DataBank, Equinix, Digital Realty, and others.
