The site of a giant car boot sale in Buckinghamshire, UK, is set to be transformed into a hyperscale data center.

Mulberry Commercial Developments II wants to build two data center buildings on land either side of Denham Court Drive, near the village of Denham in Buckinghamshire.

A greenbelt site adjacent to Junction One of the M40 motorway, the land is currently vacant, but is used through the summer months for the Denham Giant Car Boot sale, which claims to be one of the largest in the Greater London area.

According to an outline planning application submitted to Buckinghamshire Council, the data center buildings would occupy 60,000 sqm (645,835 sq ft). Targeted IT capacity and how the site would be powered have not been specified, but the plans include an electrical substation.

Based in Northamptonshire, Mulberry Commercial Developments specializes in industrial property for the logistics industry. Its website lists a host of large warehousing projects, but does not appear to feature any data centers.

Buckinghamshire has become a popular location for new digital infrastructure projects in the UK, thanks in part to its proximity to Slough, the UK’s largest cluster of data centers.

These include the 300MW SDC M40 Campus, also located near the M40 between Beaconsfield and Gerrards Cross.
