An 81MW data center is being planned in Sydney, Australia.

First reported by the North Sydney Sun, Gateway Capital has filed a SEARS application with the New South Wales Government for the Frederick Street Data Centre project.

Located on 1.8 hectares at 12 Frederick Street in the St Leonards area of Sydney, Gateway aims to develop a five-story building totaling 16,635 sqm (179,058 sq ft) and offering 81MW of capacity, as well as an on-site substation.

Up to AU$1 billion (US$720m) could be invested in the project. The site would host 11 data halls and 44 generators. The facility will be constructed and operated by Gateway Capital and Lendlease, according to documents.

The area was long part of a brickworks site, dating back to the 1800s, before later hosting industrial warehouses. The portion of the site set to host a data center currently contains two large multi-story warehouses, indoor recreation and office buildings, and car parking.

Gateway Capital is an Australian investment management business focused on industrial and logistics assets. The firm has some AU$1.5bn (US$1.08bn) under management, with assets across Victoria, New South Wales, and Queensland. The firm is not known for its data center developments.

Gateway acquired the site in 2023 from Dexus for AU$118.5m (US$85.2m). The industrial estate, comprising 13 warehouse and office units occupying approximately 19,400 sqm (208,820 sq ft), was bought by Gateway Capital and Invesco’s Urban Infill Logistics joint venture.

Lendlease, a large Australian real estate firm, is developing the Project Blue Tongue data center project in Sydney and has partnered with NextDC for a facility in Adelaide. It is also developing a data center in Tokyo alongside PDG.
