Tract-owned Fleet Data Centers is seeking approval for two gas power plants in Nevada to power two of its data centers in the region.

First reported by Nevada Current, the company has asked the Public Utility Commission of Nevada (PUCN) to approve plans for the plants, which, if built, would have a capacity of 360MW. The plants would be located 30 miles from Reno and would power Fleet's Peru Ridge and South Valley data center campuses at the Tahoe Reno Industrial Center.

A decision from the PUCN is expected in the coming days and would be the first methane gas power supply approved specifically for data center use in Nevada. In filings, Fleet said that it expects the gas plants to operate for between two and three years, “until NV Energy can deliver permanent utility service to the site.”

Groups opposing the development lamented that the facilities could be in violation of the state’s renewable portfolio standard, which mandates power providers use 50 percent of renewable energy by 2030. However, Fleet said it is not subject to the standard because it is not an energy provider like NV Energy.

Fleet broke ground at the data center site in May of this year. The data center is expected to have a capacity of 230MW across a 256-acre plot. According to reports, the project has been 100 percent leased to an unnamed “AA- investment-grade-rated tenant with a market cap in excess of $3 trillion” on a 197-month (16.4-year) ‘triple net’ (NNN) lease. While Fleet has not named the tenant, rumors in February suggested Nvidia would lease the development.

Tract, founded by former Cologix CEO Gran Van Rooyen, announced plans to develop a data center park in Storey County in 2023. It has acquired several parcels of land, bringing total land ownership in the area to more than 11,000 acres. Rather than develop data centers, Tract takes land through zoning, preparing it for other companies to build facilities.

Tract Capital launched Fleet in January 2025 to build data centers, both in Tract’s master-planned data center parks and at other sites. Fleet is focused on developing "mega-scale campuses with a prioritized target of single-user campuses" of 500MW and above.
