Data center developer Fleet has broken ground on its first facility outside Reno, Nevada.

Local press, including MyNews4 and KoloTV, report Fleet Data Centers broke ground on its maiden project at an event this week attended by Nevada Governor Joe Lombardo.

Fleet is developing a 230MW project on a 256-acre portion of Tract-owned land in Storey County.

The project has been 100 percent leased to an unnamed “AA- investment grade rated tenant with a market cap in excess of $3 trillion” on a 197-month (16.4-year) ‘triple net’ (NNN) lease.

Tract, founded by former Cologix CEO Gran Van Rooyen, announced plans to develop a data center park in Storey County in 2023. It has acquired several parcels of land, bringing total land ownership in the area to more than 11,000 acres. Rather than develop data centers, Tract takes land through zoning, making it ready for other companies to build facilities on.

Fleet was launched by Tract Capital to actually build data centers, both in Tract’s master-planned data center parks and other sites. Fleet is focused on developing "mega-scale campuses with a prioritized target of single-user campuses" of 500MW and above.

The Storey County project is Fleet’s first confirmed development.

While Fleet has not named the tenant, rumours in February suggested Nvidia would lease the development.
