Two data centers occupied by satellite TV provider DirecTV are up for sale.

Via Crexi, Thomas Company is offering 6287 32nd Street North in Oakdale, Minnesota, and 106 Grant Way in Moxee, Washington, for sale.

The Moxee site is available for $14.98 million, while the Oakdale facility is available for $11.95m. Both are being sold with an absolute triple net lease (NNN) in place with DirecTV, both with 17 years remaining.

The Oakdale facility spans 20,890 sq ft (1,940 sqm) on a five-acre plot. The site generates $813,000 in annual rent.

The Moxee facility spans 26,170 sq ft (2,430 sqm) on a 3.6-acre plot. The site generates $1m in annual rent.

Both sites feature three percent annual rent escalations, with the current leases running from March 2023 to March 2043, with four five-year renewal options.

Both sites are described as data centers and broadcasting facilities that are “mission critical” for DirecTV's day-to-day operations and used to send broadcast signals to the company’s ten satellites in orbit. The two sites are also part of DirecTV’s technical core, housing critical infrastructure that makes its broadcast signals viable.

DirecTV was launched by Hughes Electronics and United States Satellite Broadcasting (USSB) in 1994, offering satellite TV services. After a series of acquisitions over the years involving News Corporation, Liberty Media, and AT&T, investment firm TPG acquired the entirety of DirecTV in a deal that closed last year.

Several other DirecTV-occupied sites have been up for sale in recent years. Two sites in Arizona were available in 2024, and another in California was listed in 2023.

According to a DesignTech Inc. case study, DirecTV Uplink facilities across the US generally comprise two separate buildings (primary and backup) that work in conjunction with satellite antennas at the sites.

The buildings – ranging in size from 7,500 sq ft (697 sqm) to 22,000 sq ft (2,044 sqm) – comprise raised floor data center-type rooms, office suites, and mechanical/electrical infrastructure rooms. A typical primary building is supported by dual 3,000-amp utility electric services, 2,000 KW standby generators, and 500 KVA UPS units.

Another case study from HyderInc notes the company has a facility in Castle Rock, Colorado.
