First announced in June 2021, the two companies formed a joint venture to develop TOR4, completing the facility in October 2023. Located on a 3.4-acre site in Markham, Ontario, the 11MW, 50,000 sq ft (4,645 sqm) facility is part of Cologix’s Scalelogix hyperscale portfolio and is designed for hyperscale and enterprise deployments.

In a concurrent transaction, Cologix will also acquire TOR5, CIM Group’s 105 Clegg Road data center. Set on 3.4 acres close to TOR4, the single-story purpose-built facility offers 3MW across 40,000 sq ft (3,716 sqm). Cologix said the site has 80,000 sq ft (7,432 sqm) in expansion potential.

Together, TOR4 and TOR5 offer 14MW of capacity across more than 90,000 sq ft (8,361 sqm).

“Our joint venture with CIM Group has been instrumental in accelerating our growth in Toronto - one of North America’s most critical digital edge markets,” said Laura Ortman, CEO of Cologix.

“With full ownership of TOR4 and the addition of TOR5, we are deepening our investment in Canada and delivering more control, scale, and performance for hyperscalers, enterprises, and service providers, advancing Toronto’s role as a hub for AI inference ecosystems.”

Cologix has a portfolio of more than 40 'hyperscale Edge' data centers and interconnection hubs across 12 North American Markets. The company operates 22 data centers in Canada across Montréal (12), Toronto (5), and Vancouver (5). The sites total more than one million sq ft and 94MW.

The firm acquired two Canadian assets from Cyxtera in 2023. In 2019, the company acquired both Colo-D and Metro Optic to expand its footprint in Canada, while 2021 also saw the company acquire a Zayo facility in Vancouver.
