Centuria Capital Group (CCG) and its AI cloud business ResetData are leasing capacity with Australian data center firm CDC.
The companies have signed a Master Services Agreement with CDC to lease 7MW of capacity, which can be extended to 10MW under terms laid out in a separate Letter of Intent. The announcement did not detail which CDC facility the capacity would be deployed in.
According to CCG, the GPUs for a portion of the initial CDC deployment have been ordered and are expected to start generating revenue in H2 2027.
Australasian real estate fund manager Centuria acquired a 50 percent stake in ResetData in August 2024, in a deal worth up to $21 million.
In June 2026, Centuria raised AU$300m (US$211m) in equity to support ResetData, funds which CCG has since said will be used to support deployment-related costs and obligations associated with project financing arrangements.
The companies have also secured a US$165 million bridge facility with Macquarie Bank to fund “staged Nvidia GPU procurement and deployment across Centuria-owned and third-party facilities.”
In addition to the financing, CCG and ResetData said they had purchased 72MW of dedicated power generation units for Centuria’s data center developments, which are expected to total more than 250MW when fully realized. According to CCG, those 72MW are expected to be available from early 2028.
“Today’s announcement marks significant progress since Centuria and ResetData announced our AI and digital infrastructure growth initiatives as part of an equity raise in June,” said Centuria joint CEOs, John McBain and Jason Huljich. “Macquarie’s facility, together with Centuria’s recently completed $300 million equity raise, enhances the Group’s flexibility to fund growth and respond to customer demand and deployment opportunities.”
Bass Salah and Marcel Zalloua, joint CEOs of ResetData, added: “Customer demand continues to build. The key challenge is bringing together power, data center capacity, GPUs and funding within customer timeframes. The outcomes announced today materially improve ResetData’s ability to convert existing customer opportunities into contracted deployments.”
Six months after acquiring a stake in ResetData, the two companies announced a joint venture to launch what it said would be Australia’s first public ‘AI factory’ (AI-F1) and AI marketplace, powered by Nvidia H200 GPUs. AI-F1 is located in Centuria's 818 Bourke Street data center in Melbourne.
This week, ResetData said it had ordered the remaining GPUs required for AI-F1 Stage 2, following successful deployment of its initial infrastructure. Financing remains in place through Dell Financial Services, supported by a Centuria parent company guarantee, the company said.
Centuria owns a Telstra-operated data center in Melbourne, a Fujitsu-occupied facility in Perth, and this year acquired a facility in Queensland. The real estate firm is looking to expand the Melbourne and Queensland sites, and repurpose several industrial warehouse sites to data center use.
Centuria also said this week that it has executed a strategic Memorandum of Understanding (MoU) with an unnamed "investment-grade customer" to potentially procure approximately 2MW of capacity in a staged deployment in Centuria-owned data center facilities.
Founded in 2007 and backed by investment firm Infratil, CDC has nearly 20 sites in operation and development across Sydney, Canberra, Melbourne, and Auckland, New Zealand.
