Investment firm Blue Owl Capital has bought land for a data center development in Culpeper County, Virginia.

As reported by the Commercial Observer and others, Blue Owl has acquired a 71-acre development site at 15140 Keyser Road in Culpeper for $66.4 million via its Stack Infrastructure unit.

CityBiz reports commercial real estate advisory firm Greysteel brokered the deal.

The Culpeper Technology Park, located within the county’s Culpeper Tech Zone zoning area, allows by-right zoning for data center use.

“Culpeper has moved from a speculative secondary market to an institutional-grade destination in a short window,” said Zach Benlemlih, senior director, Greysteel. “The demand for entitled, power-proximate land in the Mid-Atlantic has only intensified as Northern Virginia supply tightens, and this transaction is a direct reflection of that.”

Traditionally not a large data center market, Culpeper County, located to the southwest of data center hotspot Loudoun County, has attracted a number of prospective developers. Amazon, EdgeCore, and DataBank are planning large-scale data center projects in the county.

It seems Stack will also be one of the major players in the county.

The Piedmont Environmental Council (PEC), an opposition group based in Virginia, reports that Stack will operate Peterson Companies’ Culpeper Technology Campus, a large-scale campus in the county. Up to eight or nine buildings could be developed with up to 2.1 million sq ft (195,100 sqm) of data center space. Peterson has previously said power will be available to the site by 2025 via two approved 300MW Dominion substations.

Stack has previously acquired a planned data center project from Peterson Co. in Virginia’s Stafford County.

The PEC also says that Stack is the operator behind the Copper Ridge development, a planned campus adjacent to the Peterson plot. The 116-acre Copper Ridge Data Center Campus could see up to eight two-story data center buildings developed totaling 2.36 million sq ft (219,250 sqm), as well as an on-site substation.

Business intelligence platform Obedio recently posted that Stack was behind the proposed Rabbit Run Technology Park in Culpeper.

Located at 14433 Germanna Highway close to the Keyser Road address, Stack affiliate SAC III Acquisition Co., LLC reportedly aims to develop two two-story buildings, with the first totaling around 129,955 sq ft (12,073 sqm). The project was discussed at the county architectural review board meeting on July 8.

Stack files to develop in Caroline County

Stack currently lists ten campuses in operation and/or development across Northern Virginia, totaling more than 2.4GW across around 960 acres.

Stack is also currently developing a 500-acre, 1GW campus in Virginia's Stafford County. The company topped out the first building earlier this year.

It announced plans for another 144MW campus in Loudoun County, Virginia, last year. The firm has another planned in Berry Hill in Virginia’s Pittsylvania County. Last year also saw it file plans for a campus in Fredericksburg, Virginia.

The company is also looking to expand in Caroline County.

Stack, via SAC III Acquisition Co, LLC, has also previously requested zoning permission for a data center development in Virginia’s Caroline County, on 95.4 acres outside Colemans Mill Crossing along W.C. Spratt Drive.
