Data center developer Avaio Digital Partners is expanding into Mississippi with a new campus outside Jackson.

The company this week announced plans for a new $6 billion data center campus in Mississippi's Rankin County.

Avaio is developing the 175-acre site in the City of Brandon, some 10 miles east of Jackson.

The campus, known as Avaio Digital Taurus, will total 600,000 sq ft (55,742 sqm) of data center space and 116MW of capacity. The company said the project will go live in the first half of 2027. The site will include rooftop solar and rainwater capture.

Mississippi provides a unique opportunity for hyperscalers to rapidly expand their digital presence in close proximity to established data center markets in a highly sustainable way.”

The Mississippi Development Authority (MDA) approved the project for the state's Data Center Enterprises tax exemption.

Founded in 2016, Avaio Capital is a US infrastructure investment firm focused on the digital, water, energy transition, and transportation sectors. The company launched Avaio Digital Partners in 2021 to focus on build-to-suit development and construction of sustainable hyperscale data centers in the Americas and Europe.

The company said it has secured more than 1.2GW of power from utilities at campuses in California, Virginia, Arkansas, and Mississippi – with around 450MW set to be available by 2027.

The company’s website also lists projects in Texas. It previously announced plans for a 50MW project outside Ottawa, Canada, which is no longer listed. In Europe, it is targeting developments in County Mayo, Ireland, and Madrid, Spain.

Mississippi isn't known for its data center market, but last year saw Amazon confirmed as being behind the planning of a $10 billion campus outside Jackson. Compass is also developing a campus in the Magnolia State, outside Meridan.
