Applications for four data centers on land outside Austin, Texas, have been filed.

Two recent filings with the Texas Department of Licensing and Regulation outline plans for two 577,000 sq ft (53,605 sqm), single-story buildings at 6543 FM 535 in Cedar Creek. Both are set to see $700 million invested.

Construction on both EDCAUS31 and EDCAUS32 is set to run from October 2026 to December 2028.

While not explicitly named, the land in question has been previously tied to EdgeConneX by local press, and the facility naming convention matches other known EdgeConneX projects in the area.

The company has also recently filed to develop two more single-story buildings – EDCAUS13 and EDCAUS14 – at 6682 FM 535 in Cedar Creek. Both are also set to span 730,000 sq ft (67,819 sqm) and see $700 million invested. Construction on both is set to run from September 2026 to March 2029.

Bastrop County is located outside of Austin, Texas. EdgeConneX first filed to develop two buildings – EDCAUS11 and EDCAUS12 – at 6682 FM 535 in Cedar Creek back in June. Both are also 730,000 sq ft and $700 million in investment. Construction on both is set to run from June 2026 to December 2028.

EdgeConneX’s nearby AUS02 site is located at 8001 Wolf Lane, and it is expected to span 578,000 sq ft (54,000 sqm) across two stories, according to a previous filing with the Texas Department of Licensing and Regulation.

According to EdgeConneX’s website, AUS01 will be sat on 130 acres at 6752 FM535 in Cedar Creek and will offer 96MW across 920,000 sq ft by 2027, and could total more than 336MW in future phases. AUS02-04 would see one building of 48MW and two of 96MW each, according to the company’s sales brochure.

In total, EdgeConneX’s presence in Bastrop County could total more than a dozen buildings across more than 1,500 acres at full build-out. At least part of the capacity is set to be leased to AI cloud firm CoreWeave.
