A data center and manufacturing facility in Mayodan, North Carolina, is up for sale.

Lindsay Real Estate Holdings is listing (also via LoopNet) 800 S Ayersville Road in Rockingham County as up for sale. The listing price is $28.7 million.

Listed as ‘Unifi Plant 1’, the property is described as a data center with 15MW of active turnkey power and 30MW in hardware and switchgear.

The single-story building, built in 1970 and renovated in 2021, totals 320k sq ft, and has 16 containers as well two small buildings attached, in all totaling 350,000 sq ft (32,515 sqm). The data center reportedly totals around 100,000 sq ft (9,290 sqm).

The 16.3-acre property reportedly has a Power Purchase Agreement (PPA) in place with Duke Energy with eight years remaining.

The owner is willing to lease back 100,000 sq ft for its own distribution and manufacturing needs (described as requiring 'little to no' electricity usage) but isn’t interested in leasing the data center space.

Mayodan is located north of Greensboro, close to Virginia’s southern border.

The property was previously occupied by textiles manufacturer Unifi Inc. Venture Logistics is currently registered as occupying at least part of the site.
