A developer is looking to convert a vacant building outside Tulsa, Oklahoma, into a data center.

Local news outlets, including 2News and Pawhuska Today, report Buckley Bros Holdings LLC is looking to acquire the 200,000 sq ft (18,580 sqm) vacant building at 1901 E. Boundary in Pawhuska and convert it into an 8-10MW data center.

Buckley Bros Holdings is a family office investment firm based in Florida. Few details are available on its website, but a LinkedIn listing suggests the company’s portfolio includes crypto mining, AI processing and model development, shipping and port development, industrial construction, aggregate mining, and several construction-related consulting services.

“This data center project represents a significant opportunity to bring new jobs and investment to Pawhuska. We're excited to work with the city to make this a reality,” David Buckley, founder and CEO, Buckley Bros Holdings LLC, told local press.

Pawhuska is a city in and the county seat of Osage County, Oklahoma, some 50 miles northwest of Tulsa.

A former sales brochure for the property states that it is situated adjacent to a 24MW substation with 16MW capacity, as well as a path to 50MW or more. Buckley Bros’ presentation notes the facility would only use its existing grid capacity and would not be seeking expansion to 50MW.

A separate sales brochure noted the site, a former carpet mill set on 18 acres and built in 1969 and renovated in 2020, was previously “one of the largest licensed and approved indoor grow sites for cannabis in the state of Oklahoma.”

The Pawhuska city council met to discuss the topic last week but failed to make a decision over the proposed sale. Local residents at the meeting spoke out against the proposals, calling for a local moratorium on data centers.

Local officials said there has not yet been a guarantee from the Oklahoma Municipal Power Authority that the power needed for the project would be available.
