European real estate investor SWI has raised hundreds of millions of euros for its data center expansion plans.
The Euronext Amsterdam-listed firm this week announced an €800 million ($892.4m) capital increase with institutional investors via the issuance of new shares.
The company said the new funds provide “substantial” capital to further its digital infrastructure and AI compute platforms across Europe and the United States.
The proceeds will support the development and scaling of SWI’s data center and AI compute capacity, including power infrastructure, compute deployments, and the execution of its development pipeline on both sides of the Atlantic.
SWI’s total equity raised since March 2026 is now more than €1 billion ($1.1bn).
"This transaction is about keeping up to speed with the compute and data center markets. We have a clear strategy, a substantial pipeline and a strong position across Europe and the United States. We are very pleased to welcome new investors who share our long-term ambition for the Group," said Max-Hervé George, founder and CEO of SWI Group.
Formed from the merger of Stoneweg and Icona Capital last year, SWI has some €11 billion ($12.27bn) in assets under management. The firm last year announced it was launching its own data center fund and platform, taking a stake in AiOnX, which has projects across the UK, Ireland, and mainland Europe.
SWI has also acquired a majority stake in cryptominer Genesis Digital Assets (GDA). The acquired company, which operates 15 crypto data centers in the US and Sweden totaling 1.3GW, is to be renamed SWI Digital and form the basis of SWI’s US data center platform.
SWI’s Stoneweg Europe Stapled Trust (SERT), which combines Stoneweg European Real Estate Investment Trust and Stoneweg European Business Trust, is also looking to potentially redevelop around ten industrial sites across four European countries for data center use.
SWI Group is also aiming to develop its own HPC and GPU-as-a-service platform, though few details have been shared.
