US property development firm Oppidan has filed to build a data center in Memphis, Tennessee.

First reported by BizJournal, the company has filed with the Memphis and Shelby County Division of Planning and Development to construct a data center at 3900 S. Mendenhall Road.

The permit covers the construction of a single-story, 99,000-square-foot (9,200 sqm) data center. Oppidan said that the project is hoping to break ground this summer and is expected to become operational in 2025.

Minnesota-based Oppidan has developed a number of industrial warehouse properties. Oppidan's data center clients in the past have reportedly included Oracle, several unnamed telcos, Bell Canada brand Bell Alliant, and Sabey Corp.

The company has also been involved in an AWS project in California, and last year acquired four plots at 715, 790, 795, and 805 Comstock Street in Santa Clara alongside Harrison Street that will be developed into a 50MW data center.

The end customer for this project wasn’t shared.

“As Oppidan expands its presence developing mission-critical facilities across the country, we are excited to enter the Memphis community. Oppidan and our project partners are making a significant capital investment, resulting in increased construction activity and job creation,” said Drew Johnson, Oppidan SVP of development.

Memphis isn't a large data center market. Expedient operates a colocation facility in the city at 3180 Players Lane. The Tennessee site offers 35,000 sq ft of floor space and 7,500 sq. ft. of raised floor space. Built in 1991 and expanded in 1994, Expedient moved into the site in 2005. Landlord Five 9s sold the site last year; though Five 9s didn’t list the buyer, it was likely DigitalBridge-owned Landmark Dividend.
