An office and data center in Nashville, Tennessee is up for sale or lease.

Colliers is offering 550 Metroplex Drive in Nashville as up for sale or lease and immediately available. Listing prices for either were not shared.

Set on 18 acres, the 318,000 sq ft (29,545 sqm) site includes a 20,000 sq ft (1,860 sqm) data center on the ground floor offering 4.5MW.

According to the sales brochure, the data center features chilled water cooling with raised flooring. The site includes two 500-ton York centrifugal chillers – but operates on a single chiller; and 27 Liebert Computer Room Air Conditioners. The property also contains diverse fiber routes and carriers, twin power feeds, and five UPS systems (two with A+B power).

Colliers said the site could suit a single tenant or multiple tenants.

Built in 1988, the site was previously occupied by US financial firm Regions Bank, which used it for Service Center Operations. An old CBRE sales brochure from 2019 suggested the company’s lease on the site was due to expire in 2020.

Online listings suggest the Nashville Shared Services Center – now named Parallon and part of HCA Healthcare – was also a previous tenant.

Real estate firm Benderson Development Company Inc. was listed as the owner in 2019 and on Collier’s new sales material.

Operators including Evoque (now Centersquare) and Flexential are present around Nashville, along with Meta.
