A data center development could be coming to the city of Cornelia in Georgia.
In a Developments of Regional Impact application with the Georgia Department of Community Affairs, real estate firm The Cook and Company has filed for the Big Red Apple Innovation Corridor development.
To be located at 1900 Level Grove Road, Cornelia, Habersham County, some 75 miles (120km) north-east of Atlanta, the 284-acre mixed-use development will include residential, commercial, retail, and industrial components.
The company notes a portion of the property will be reserved for a data center, but didn’t provide details.
The proposed $300 million project will include parcels that run parallel to Highway 365 South between Level Grove Road and Duncan Bridge Road. The first phase of development is set to launch in 2028, building out to around 2035.
Cook is a construction and real estate development group based in Gainesville, Georgia. The company has traditionally been focused on residential community developments.
The site was approved for a 189-home development last year by local officials in Cornelia.
Atlanta, traditionally a Tier 2 market, has quickly become a major hotspot for data center development. The state has seen applications for more than a dozen campuses, totaling tens of millions of square feet across dozens of buildings, filed over the last couple of years. While many are in Atlanta’s traditional data center heartland around Fulton County, applications have been filed for projects across the Peach State.
