Real estate firm Lincoln Property Company has announced plans to develop a 131-acre data center campus in Dallas, Texas.
The project will be built in collaboration with fiber provider Gigabit Fiber, and Tradition Holdings, a Dallas-based investment firm.
The four-building campus is expected to provide up to 540MW of total power across 800,000 sq ft (74,300 sqm) of data center space.
Each building will supply 96MW of critical capacity.
Under the agreement, Gigabit will contribute 131 acres of fully entitled land, located in Red Oak.
The first phase, expected to begin in Q1 2025, will see the construction of a 7,500 sq ft (697 sqm) facility, offering 2MW of IT capacity.
Lincoln declined to share other completion dates and estimated timelines when DCD reached out for comment.
“South Dallas is booming with activity and a growing demand for data center assets. There currently are projects in the works that will deliver over 1.5GW of planned capacity. Of the roughly 678 MW already under construction in South Dallas, much is reported to be pre-leased. The facilities under construction will deliver in 2025 and 2026, creating a huge opportunity for the facilities that follow,” said Ryan Sullivan, EVP of Lincoln’s data center group.

We are ecstatic about this new venture with Gigabit and Tradition, which allows us to bring our data center expertise to our own backyard, where we can capitalize on the growing need for these opportunities in the greater Dallas market.”
Amongst others, Lincoln owns and operates three facilities across the Atlanta area, and has recently leased more than 20MW to customers in the region. It acquired a former Blackberry facility in the area in 2022. Earlier this week, Lincoln acquired a data center in Alpharetta, Georgia.
The firm said it has converted underutilized enterprise data center assets to higher-density, multi-tenant uses in markets including Dallas, Atlanta, Washington DC, Phoenix, and Chicago.
Lincoln previously owned and operated data centers through the Lincoln Rackhouse brand; however, the name was retired last year.
Headquartered in Dallas, Gigabit Fiber owns and operates fiber optic infrastructure in the Dallas metroplex.
