A former Wells Fargo data center and office in Minneapolis, Minnesota, is up for sale.

Colliers is offering 255 2nd Avenue South for sale. A listing price wasn’t included.

Set on 2.4 acres, the seven-story site totals 549,500 sq ft (51,050 sqm) with 75,000 sq ft (6,965 sqm) of data center space across two floors. Built in 1979 and currently offering 6MW, Colliers said the site can be expanded to 26MW within 14-16 months. The property is listed as vacant.

“Originally built as a high-security data center, the facility features raised floors, redundant power systems, eight rooftop generators, and 30,000 gallons of on-site fuel storage,” the listing notes.

“It has undergone multiple capital improvements and detailed engineering studies, culminating in a formal agreement with Xcel Energy for 26MVA of future capacity. With a strong operational history and validated infrastructure, the site offers a path to rapid deployment.”

The site was previously owned and operated by Wells Fargo. The company sold the Operations Center building to Sherman Associates for $6.4 million in 2022.

The same year, Sherman announced plans to redevelop the site into a mixed-use development known as Harmonia. The $400m project aimed to demolish the existing building and develop three towers providing office-retail, market-rate housing, and mixed-income housing space. Construction was originally set to begin in the fall of 2023, with estimated completion in early 2026.

The Harmonia name was in tribute to Harmonia Hall, a Victorian Gothic auditorium building that stood on a portion of the site from 1884 to 1962.

The project was later rebranded to Washington Yards and dropped the residential plans, with pre-leasing efforts starting for the office and retail spaces last year.

However, a report from March 2024 noted that securing financing for the project was proving more difficult than anticipated, and Sherman was considering renovating and reusing the existing building.

Operators, including the likes of Cologix, T5, Centra, Flexential, Oppidan, LighEdge, US Signal, Centersquare, and DataBank, have facilities in and around Minneapolis. Meta and CloudHQ are developing campuses outside the city. A former Digital Realty facility in the city was recently sold and is set to be redeveloped into housing.
