A proposal for a data center project in Raleigh, North Carolina, has been withdrawn by the developer.

As reported by BizJournal and WRAL, Raleigh officials this week announced that Beacon Partners has withdrawn its proposal to build a data center at Jones Sausage and Rock Quarry roads.

The company, which owned the land via its B3-SFRE JSR LLC affiliate, was hoping to develop a 100,000 sq ft (92,90 sqm) building on 13 acres of land already zoned for industrial mixed-use.

Known as the Jones Sausage Road Data Center and Radius DC Raleigh I, the project could have totaled $180 million in investment.

The site, at 3101 Jones Sausage Road in the Garner area of Raleigh, was previously earmarked for a smaller industrial building by Stephens Center Inc.

Beacon has yet to comment on the news.

Reports that a data center was being planned in the area only surfaced earlier this month. More than 100 people had signed up to speak at the Raleigh City Council meeting this week.

Beacon Partners – not to be confused with Canadian firm Beacon Data Centers – is a real estate services firm based in North Carolina. The company develops, acquires, and provides property and investment services for industrial, office, and mixed-use developments across the Carolinas.

The Radius DC Raleigh I project name suggests the facility was set to be developed by RadiusDC, the US Edge operator.

IPI Partners first launched RadiusDC in 2022 as an Edge firm, focusing on metro markets. IPI was acquired by Blue Owl last year. RadiusDC’s existing footprint includes data centers live and in development across Denver, Miami, Phoenix, Indianapolis, Atlanta, and Nashville.
