The project is the first data center development in Tamil Nadu by CLI’s listed fund platform, CapitaLand India Trust (CLINT).

CapitaLand signed a Memorandum of Understanding with the Tamil Nadu government to build a data center in the Ambattur area, west of Chennai, back in 2021. It announced plans for a 55MW facility in the area the following year, with the facility originally set to go live in 2025.

CapitaLand Data Centre Chennai 01 is jointly held by CLINT and CapitaLand India Data Centre Fund. The facility will offer 34MW of IT power capacity across 13 data halls.

CLINT completed its first data center development in Navi Mumbai in 2025, a 108MW facility which has been fully leased to a leading global hyperscaler.

Beyond data centers, CLI has several investments across Tamil Nadu, including business parks, industrial and logistics facilities, and lodgings. The company established the International Tech Park Chennai, Taramani, the city’s first private IT business park, in 2004.

Quaiser Parvez, CEO, India, CLI, said: “By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu's growth as a technology, manufacturing and digital economy hub. Our contribution extends beyond capital investment to creating the high-quality infrastructure and ecosystems that support the state’s continued development. Tamil Nadu has been integral to our journey, and we look forward to continuing to grow alongside the state and contribute to its next phase of economic development.”

Gauri Shankar Nagabhushanam, CLINT CEO, added: “The unveiling of CapitaLand Data Centre Chennai 01 marks another important milestone in CLINT’s diversification into digital infrastructure. With a total planned investment of approximately INR 1,940 crore, the development reflects our conviction in the long-term growth of India’s data center sector and is designed to meet the evolving requirements of hyperscale and enterprise customers. As we build out our data center portfolio across India, we remain focused on developing high-quality, future-ready assets that strengthen and diversify our portfolio and deliver sustainable long-term value for our unitholders.”
