Australian data center firm GreenSquare is planning a new facility in Melbourne, Victoria.

GreenSquare is proposing to develop a new data center at 44–76 Simcock Avenue, in the Spotswood area of Melbourne. MEL1 could offer 240MW of IT capacity across three stories, according to the firm.

Due to be live in 2027, the company said the site will use a closed-loop hybrid cooling system that recirculates water and operates water-free for most of the year.

The site was chosen, according to the firm, because it is situated in an established industrial precinct with access to existing transport and digital infrastructure.

Greensquare has filed an application for the facility with the Victoria Department of Transport and Planning.

Launched as GreenSquareDC in October 2022, the firm was acquired by Swiss private equity firm Partners Group back in March 2025.

GreenSquare launched with plans for a development in Perth, Western Australia, but dropped the project earlier this year. The firm is developing a former IBM site in Sydney, New South Wales.

Real estate firm Time & Place was reportedly looking to acquire the site from Mobil back in 2020. The site previously housed a petrochemical storage depot, according to local press.
