A 25MW AI data center is being built in Warren County, McMinnville, Tennessee.
The project, Hixson Data Center, is described as a state-of-the-art AI campus, spanning 96,065 square ft (8,925 sqm) across two levels, purpose-built for high-density compute workloads and designed to support the Nvidia GB200 NVL72.
The project is expected to be completed in the first quarter of 2028. The developer is currently in the process of financing and seeking a single tenant for all 25MW of IT capacity.
Hixson’s website says the site is on industrial zoned land, adjacent to transportation corridors and Railroad Spur.
According to the project’s website, the site is already owned by the developer and agreements have been made with Bloom Energy to provide 30MW of guaranteed on-site Solid Oxide Fuel Cell (SOFC) Power.
SOFCs are able to convert natural gas or hydrogen fuels into electricity without combustion, with low or no CO2 emissions.
The site will also feature a diesel generator supply and a 25MW battery energy storage system.
With this, the developer says the data center will be grid-independent and not subject to grid connection timelines.
The project will also use direct-to-chip cooling via coolant distribution units, as well as chilled water air handling units, hot aisle containment, and economizer heat exchangers.
Hixson’s website says the developer chose Tennessee as it has no state personal income tax, competitive franchise and excise tax rates, a pro-business regulatory environment, and lower land and construction costs when compared to primary data center markets, such as Northern Virginia.
