A data center campus is being proposed in South New Jersey.

The Courier Post and Burlington County Times report NEP Real Estate of Vineland NJ Urban Renewal aims to develop a data center campus on land off South Lincoln and Sheridan avenues.

The company aims to develop six two-story data centers totaling 2.4 million sq ft (222,970 sqm) across four phases. No end-user has been secured for the site, which is located close to a substation.

Vineland is located in South New Jersey, some 35 miles south of Philadelphia. NEP has been developing an industrial park in the area since 2018. Owner John Ruga has concentrated his company Northeast Precast there.

NEP company attorney Michael Fralinger said the company was looking at data centers as they have ‘fewer impacts’ on residential neighbors. He said the site would rely on air-cooling rather than water-based systems.

“Water now is no longer an issue for siting one of these things,” Fralinger said. “As long as you find power, and you have a modern communication network, you can site them.”

Fralinger said securing enough electrical power needs to be worked through, but is feasible with existing supply sources serving the region

“The power exists for it,” he said. “The big question is just timing.”
